Here are the steps in the preliminary/preparation phase of prebuilding. Preapproval from a bank or mortgage company will be needed.

If financing, you’ll need bank pre-approval
Discuss the location of your build
If you need to find land, the best way forward is to work with a realtor. We recommend Aaron Crossman and Meriwether Gill
Go over your home plans / ideas
Finalize your vision for your home
Connect with Hammond Lumber’s designers for draw plans
Design fee is $500 paid to Hammond Lumber
You’ll get up to 3 revisions
Dependent on the total amount of materials purchased at Hammond Lumber, your initial design fee will be credited to your account
Completion of plans
We’ll complete a list of building specifications - together
Preliminary Budget
Includes all materials, labor, and subcontractor costs to complete project
Finalize plans and specifications
Finalize budget and approval
We’ll prepare contract and binder for bank (if financing)
Your bank receives signed contract between you and Downeast Homes
Financing process takes approximately 60-90 days
Septic design
We’ll meet on site to determine house location
We’ll set an appointment with septic designer (Ed Green 207-975-2033) to meet on site to determine septic system location and design
Average cost of 3 bedroom septic design is $500-$600
Septic designer will email us and the site work contractor a copy of design
Getting septic permit
We’ll bring 3 copies of septic design and a $265 check to Code Enforcement Officer at town office to receive a septic permit
Building permit
Once you have a septic permit, you’re eligible to get your building permit
We’ll fill out building permit and submit your plans to the Code Enforcement Officer at the town office
Building permit fees determined by town office
Post-building permit on site and we are ready to build
